The Planning Process
First I would suggest drawing some basic plans to get quotes off builders to check extension is within budget.
Second finalise the design and submit planning application ,it will take about 10 weeks to get a decision
What are Permitted Development Rights
(PD rights) ?
These are extensions which can be build without the need for a formal planning application usually either 3-4m on the rear and up to half the width on the house either side single storey,3m 2 storey extension on the rear. There are certain conditons you must meet so always best to confirm PD right with the planners at a cost of £48.05 as a minium.
How much do plans cost ?
Most extension plans cost between £200 - £800,if extension can be built under PD rights it will be cheaper, most extension cost about £600,if lots of changes and options are needed it would be nearer to £800
Will my plans be approved ?
Most home extension are approved, sometimes the planners will ask you to reduce the size of an extension, the planners like extension to be subordinate smaller than the original house.
Usually a compromise can be reached, if planners are being unreasonable there is an appeals process which is often successful.
